Our Preconstruction Process: 
Detailed Estimating & Budget Development: Estimating is the backbone of our role as your Construction Manager. We do not rely on square-footage guesses. Our in-house estimating department maintains a complete understanding of all construction disciplines, from civil groundwork through complex mechanical systems.

We prepare detailed cost estimates at every phase—Schematic Design, Design Development, and Final Contract Documents. By leveraging our historical database of similar past projects and combining it with real-time input from manufacturers, we arrive at a budget that accurately reflects the final cost, even at the earliest stages.

Value Engineering (VE): True Value Engineering isn’t just about cutting costs; it’s about optimizing value. We proactively review your design to identify cost-effective alternatives that maintain the project’s intent.

Unlike other firms that suggest simple scope reductions, we focus on meaningful alternatives—different materials, methods, or sequences—that save money without compromising quality. Every option is weighted against the schedule to ensure the “savings” don’t result in “delays.”

Constructability & Coordination: We continuously seek clarification on design issues to ensure our costs reflect the designer’s true intent. PDS reviews every estimate from a systems perspective—analyzing not just the cost of an individual item, but how it integrates with the systems built around it.
