Design Build

This a single source service in which PDS performs all aspects of the construction project from conception to completion with our in-house design and engineering and support professionals.

General Contractor

Based upon plans and specifications provided by the project owner, the project will be completed based on a fixed price.

Construction Management

This service can be provided as a Design Build Contractor or General Contractor at a Guaranteed maximum price (GMP) and a potential for cost savings back to the owner. This is an open book process with a full cost accounting to the project owner.

Design Build Project Controls and Management

Technology Driven Transparency

We utilize Procore Project Manager, the industry-leading construction management software, to keep your team informed in real-time. This system links budgets, contracts, change orders, and invoices into a single, accessible dashboard.

  • Cost Forecasting: We track costs as they accrue and forecast projected costs through closeout, enabling proactive decision-making.

  • Change Order Management: We develop and track change orders for immediate visibility on budget impact.

  • Documentation: From daily work journals to meeting minutes, every detail is recorded and archived.

Our goal is to confirm that all work is done correctly, completely, and free of defects the first time. We utilize a three-phase control system:

  1. Preparatory Phase: Before a major activity starts, we meet with trade contractors and designers to review approved submittals and expectations.

  2. Installation Phase: We inspect work-in-progress closely to avoid defective installations before they are completed.

  3. Follow-up Phase: We verify that any minor defects are corrected immediately and noted in the job record.

Uncompromising Safety Standards: Quality, production, and efficiency never take precedence over safety. Our Safety Action Plan is integrated into the overall project management strategy. We require that all site personnel have a minimum of 10-hour OSHA training, with 30-hour training required for all foremen. From the safety officer to the project engineer, every team member is empowered to rectify unsafe conditions immediately.

Completion and Commissioning:

Code Compliance & Commissioning

Our staff is trained in International Building Code (IBC) requirements and coordinates closely with independent testing laboratories and building officials. During the construction phase, PDS manages the commissioning process—tracking documents, reviewing submittals, and coordinating the testing of mechanical and electrical systems to ensure they operate exactly as designed.

Our closeout schedule details:

  • Resolution of the punch list (often completed prior to occupancy).

  • Transfer of warranty information and archival documents.

  • Staff training on building systems.

  • Final financial reconciliation.

We don’t just hand over the keys; we ensure your team is trained and confident in operating your new facility.
